This Indenture Witnesseth, That David B. McCombs and Florina McCombs his wife in
consideration of Eleven hundred Dollars to them paid by John F. Ballard the
receipt whereof is hereby acknowledged doth hereby grant, bargain, sell and
convey, to the said John F. Ballard his heirs and assigns forever the following
Real Estate, in Shelby County, Indiana subject to a Mortgage one hundred and
nineteen dollars and described as follows towit:
Fifteen acres off of the
East side
of the East half of the South east quarter of Section eight Township twelve
Range eight East. Also the
South end of
the West half of the Southwest quarter of Section nine Township Twelve Range
eight East, Containing Twenty five acres.
Together will all the privileges and appurtenances to the same belonging
to have and to hold the same to the said John F. Ballard, his heirs and assigns
forever, The grantors their heirs and assigns hereby Covenanting with the
grantee his heirs and assigns that they are lawfully seized of the premises
aforesaid as of a same perfect and indefeasible estate of inheritance in fee
simple and that they will Warrant and Defend the same against all claims
whatsoever except the Mortgage first above written.
In Witness Whereof, The said David B. McCombs and Florina McCombs have hereunto set their hands and seals this 18th day of February 1856.

appeared before me, the subscriber a Justice of the peace in and for said
County, David B. McCombs and Florina McCombs the grantors in the above
conveyance and acknowledged the same to be their voluntary act and deed.
