This Indenture Witnesseth, That Jacob Vernon and Sarah Vernon, his wife, of the County of Shelby and State of Indiana in consideration of three hundred dollars to them paid by John M. Ballard, the receipt whereof is hereby acknowledged, do hereby grant, bargain, sell and convey to the said John M. Ballard his heirs and assigns forever, the following Real Estate in Shelbyville, Shelby County, and State of Indiana, and described as follows, towit:
Commencing at the Southeast corner of lot number eighty three (83) on the corner of John and Pike Streets in Fletcher and McCarty’s Addition to the town of Shelbyville, and running thence North along the West edge of said Pike Street, two hundred and four feet, to Elizabeth street, and thence West on and along said Elizabeth street, forty nine and one half (49½ ) feet, thence South two hundred and four feet (204) to John street, and thence East forty nine and one half (49½ ) feet to the place of beginning. Being parts of lots No. 83 & 88 in said Town of Shelbyville. Together will all the privileges and appurtenances to the same belonging. To have and to hold the same to the said John M. Ballard his heirs and assigns forever. The grantors their heirs and assigns, that the title so conveyed is clear, free and unencumbered, that they are lawfully seized of the premises aforesaid, as of a same, perfect and indefeasable estate of Inheritance, in fee simple. And that they will warrant and Defend the same against all claims whatsoever.
